Ensuring the safety of your guests is paramount when operating a short-term rental accommodation (STRA) property. Western Australia's new regulations mandate strict safety standards that all STRA properties must comply with. Essential Safety Standards for STRA Properties
Smoke Alarms
Installation Requirements:
All STRA properties must have smoke alarms installed in accordance with the Building Regulations 2012. These alarms must be compliant with Australian Standards (AS 3786-2014) and located in each bedroom, hallway, and on each level of the property.
Smoke alarms must be hardwired to the main electricity supply or powered by a non-removable 10-year battery.
Maintenance and Testing:
Regular maintenance and testing of smoke alarms are required to ensure they are functioning correctly. Test smoke alarms at least once a month and replace batteries annually, if applicable.
Smoke alarms must be replaced every 10 years or earlier if they fail to operate when tested.
Electrical Safety Devices
Residual Current Devices (RCDs):
RCDs are crucial for preventing electric shocks and must be installed in all STRA properties. Each property should have at least two RCDs protecting all power points and lighting circuits.
